JSR Associates, Inc. was hired as a consultant for the Carol Woods Retirement Community in Chapel Hill, North Carolina. Their scope of work included strategic master planning to re-position the community for the future, the evaluation of current care models, and the inclusion of sustainable building initiatives. JSR reviewed their existing facilities, provided the Green Globes Existing Building pilot program for the client to review its bench-marking sustainable initiatives, and completed workshops that overlaid their existing operations with their physical plant. This process included input from operational staff, and the creation of a Master Planning Task Force that consisted of residents, representatives from the neighboring community at large, Board Members, a local architectural firm (DTW), local landscape architects & civil engineers (CJT), and JSR Associates, Inc. (the senior living and sustainability consulting firm). The goals for this process were to incorporate current trends and operations procedures into this continuing care retirement community (CCRC), and to determine design options for the CCRC’s built environment based upon the program developed by the Master Planning Task Force. Current operations were evaluated to establish directions for the future growth based upon income streams, reimbursements, and resident needs and desires. The result of the work groups, programming, and strategic planning process was a sustainable, phased master plan that meets the CCRC’s future growth and the requirements of an aging, ever-changing demographic of seniors. The involvement of all stakeholders early in the decision process helped create a comprehensive plan that will be used as the template for the phasing and future development of the CCRC.
